Description

Cais do Milho is a mixed-use urban development located in the Lançada river inlet. The site benefits from strong southern exposure and flat terrain. In addition, it sits close to the centre of Montijo, which increases its urban value and accessibility.

The main goal of our urban plan is to create a new urban centre based on the concept of place making. From the start, the project brings together housing, local retail and public space. Therefore, it aims to generate daily urban life rather than isolated buildings.

Centrality and mixed-use programme

The project organises its central area around a public square open to the south and facing the water. Three built edges define this square, while the fourth side opens directly to the river inlet. At ground level, the main building hosts small neighbourhood shops, including a local supermarket, cafés, restaurants and services. As a result, this space naturally attracts both residents and visitors.

Housing occupies the upper floors. Because of this, the area remains active throughout the day. In addition, the mixed-use structure supports economic balance and long-term sustainability.

Housing and residential typologies

The residential programme introduces housing types that differ from the local standard. Ground-floor apartments follow a duplex layout, with living spaces and kitchens facing south and small private gardens. Bedrooms occupy the upper level, which improves privacy and comfort.

On the upper floors, recessed apartments include generous terraces overlooking the river inlet. Therefore, housing maintains a strong connection to the landscape and outdoor living.

Public space and connection to the city

A continuous pedestrian route runs along the waterfront and connects the development to the centre of Montijo. The project uses treated timber walkways to reduce environmental impact. In addition, the route includes resting areas, small piers, benches and solar-powered lighting.

At the same time, a cycle path follows the waterfront and links to public green spaces. As a result, loteamento montijo promotes soft mobility and everyday outdoor use.

Parking and sustainability

Most parking areas sit at surface level and intentionally exceed minimum requirements. This strategy supports the new urban centre. In addition, photovoltaic panels shade part of the parking areas and generate energy. Beneath the central square, the project includes a one-level underground car park to serve housing, retail and restaurants.

Overall, Loteamento Montijo fills a strategic urban gap, strengthens the waterfront and creates an active urban destination. Because of this, the project supports daily life, leisure and long-term urban quality.
