Description

The Rua da Rosa project, developed by Contacto Atlântico, is located in the Príncipe Real district of Lisbon and represents a precise intervention in contemporary architecture in Portugal. The project involves the renovation of a five-storey building, combining commercial space at ground level with residential units above. This mixed-use approach reinforces the building’s urban relevance while aligning with the principles of high-end architecture, where preservation and modernisation are carefully balanced.

From the outset, the proposal focused on maintaining the original character of the building. Key architectural elements, including the main staircase and traditional ceilings, were carefully restored, ensuring continuity with the building’s historical identity. At the same time, contemporary solutions were introduced to improve thermal comfort, performance, and everyday functionality, creating a living environment adapted to current standards.

Architectural Design, Materiality and Sustainability

The intervention enhances cross ventilation and maximises natural light, reinforcing the quality of the interior spaces. The design prioritises views over the city, strengthening the relationship between the building and its surroundings. The main façade, oriented to the south and west, is redesigned with efficient frames and durable materials, improving both performance and longevity.

Materiality plays a central role in achieving a balanced architectural outcome. The careful selection of materials ensures consistency between restored and new elements, supporting both durability and visual coherence. These decisions reflect a sustainable approach, integrating passive strategies that reduce energy demand while maintaining comfort.

With a gross construction area of 1,122.6 m² and 790.9 m² of usable space, the building is being prepared for BREEAM certification. This reinforces the project’s environmental commitment and positions it within a contemporary framework of responsible urban rehabilitation.
