Description
This project description pertains to the development, through a subdivision, of a parcel of land located in Mareta de Lavar, Vila do Bispo.
The project area consists of a single plot located in Mareta de Lavar, within the urban perimeter of Vila de Sagres. The plot is bounded to the east by Rua do Mercado, to the west by Rua José Luís, to the north by Rua Dom Sebastião, and to the south by lots with established built-up areas. The location within the urban perimeter and the presence of established urban facades justify structuring the plot as a low-density development, compatible with the surrounding residential fabric and with the urban character intended for the central area of Vila de Sagres.
The project proposes dividing the plot into six lots, all designated for single-family housing. One house is planned for each lot, totaling six residential units. The proposed houses are identical, with a total construction area of 265 m² per unit, distributed over 185 m² on the ground floor and 80 m² on the first floor. The total construction area of the complex is 1590 m².
The layout of the villas is determined by the irregular shape of the plot and the setbacks required at the boundaries of each lot. The villas are arranged radially around an internal road network, which provides vehicular access to the lots. The volumetry of each villa consists of a low, elongated volume on the upper floor. The composition is based on a sequence of articulated segments, with recesses and projections on both elevations, in order to break up the built mass, reduce the continuous length of the facades, and promote better integration with the scale of the surrounding built environment. The layout of the houses frees up significant outdoor areas for landscaped zones on each lot, consistent with the low-density residential character of the development.
The proposal seeks to respond to the characteristics of the surrounding area, which is dominated by single-family villas, most of which have two stories above ground. The construction of six villas, also comprising two stories, does not disrupt the existing urban fabric and helps to consolidate a high-quality built environment. The low building density, the division of the plot into generously sized lots, and the creation of landscaped areas within the lots aim to reinforce the residential character of the project, enhance the image of the central area of Vila de Sagres, and increase the supply of single-family housing.
